Van nekem egy villám a Balaton déli partján, szemben a Badacsonnyal, Fonyód város közelében, gyógyfürdőtől pár kilométerre (Csisztapuszta), nyugodt, kellemes környezetben, közvetlenül a vízparton. Ahogy mondani szokták: a kert végében ott a tó. Tulajdonképpen KÉT házból áll, (összesen 82,3 négyzetméter) amelyek össze is nyithatók, és el is különíthetők. Így aztán akár két család (két generáció) is nyaralhat benne szeparáltan. Télen-nyáron lakható, kandallóval, konvektorokkal felszerelt, családi házzá minősített. Így néz ki kívülről.

A villa is for sale on the south part of Lake Balaton, against the mountains Badacsony, very close to town Fonyód, spa a few kilometers (Csisztapuszta), in a calm, pleasant environment, directly on the water-side. As it is said: there is the lake at the end of the garden. Actually it consists of TWO houses, (altogether 82,3 square meters), which can be opened together and can be separated as well. Thus, also two families (two generations) can enjoy their summer separately here. It is good to live here in summer and in winter as well. It is qualified as a family house with fireplace and convectors. From outside it is like this.

Unmittelbar am Balaton-Ufer ist auf dem südlichen Ufer des Plattensees (Balaton), Gegenüber dem Badacsony-Berg, in unmittelbarer Nähe der Stadt Fonyód, spa ein paar kilometer /Csisztapuszta/  in ruhiger und angenehmer Umgebung eine Villa zu verkaufen. Wie man es genau formuliert: direkt am Ende des Gartens ist der See. Die Villa besteht eigentlich aus ZWEI Gebäuden (Fläche beträgt insgesamt 82,3 Quadratmeter), welche sowohl zusammenzuöffnen sind, als auch zu separieren sind. So können hier sogar zwei Familien (zwei Generationen) gleichzeitig separat unterbracht werden. Das Haus ist zu jeder Jahreszeit bewohnbar, ist mit Kamin und Heizkörpern ausgestattet und wurde zum Einfamilienhaus umzertifiziert. So sieht es von aussen aus.

 Links gegenüber befindet sich die Küche, aus der sich eine kleine Speisekammer mit Kühlschrank und Regalen öffnen läßt.

Rechts befindet sich ein kleineres Zimmer mit drei Betten. Links von dem Wohnimmer liegt

egy nagyobb, kandallós szoba franciaággyal, amelyből ajtó vezet át a kisebbik házrészbe, ám, ha úgy tetszik, szigetelten lezárható. Az átkötő ajtó az előző képen zárva, itt nyitva van, hogy érzékeltessem: egyetlen ajtó elzárásával, netán elfalazásával két, független lakosztállyá osztható a villa.

there is a bigger room with fireplace and with double bed, from which, there is the door, which leads to the smaller house; but if you want, it can be closed absolutely. This door is closed in the previous picture, and here it is open, just to show you: with closing one door or with putting a wall there, the villa can be separated into two independent apartments.

  ein größeres Zimmer mit französischem Bett und Kamin. Aus diesem Zimmer hinaus führt eine Tür in den kleineren Gebäudeteil, welcher auch separat umzubauen ist. Die Trenntür ist auf dem vorigen Bild zugemacht, auf diesem ist sie geöffnet. Um klar zu erläutern: mit dem Schließen einer einzigen Tür oder sogar der Errichtung einer Wand aus Ziegel ist die Villa in zwei voneinander unabhängige Appartements umzubauen.

Bár az egész házban konvektoros gázfűtés van, a tavaszi, őszi, vagy éppenséggel téli hónapokban kellemesen kiegészít a fafűtéses kandalló. E szoba tetejét úgy képeztük ki, hogy tetőteraszként is funkcionálhasson.

Although, there is a convector gas-heating in the whole house, the fireplace with wood can supplement this heating pretty well in the spring, autumn or in the winter months. The top of this room is made to be able to function as a roof-terrace.

Obwohl das ganze Haus mit Heizkonvektoren ausgebaut ist, kann die Heizung in den Frühlings-Herbst-oder Wintermonaten um einen  Kamin mit Holzheizung ergänzt werden.

- mit einer in amerikanischer Bauart errichteten Küche. Dieser Gebäudeteil ist für zwei Personen ideal und bequem.

Zum Schluss kommt der Garten  

tervezett parkkal, ami még egy külön világítással ellátott, nem fedett, grillező helyet is rejt,

amelynek végében ott a Balaton, nincs előtte sem út, sem sétány. A területre két kapun át lehet behajtani, mind a nagyobb, mind a kisebb házrész felé, a 1021 négyzetméteres területen minimum négy kocsi parkolható. Álljon itt egy régi fotó, a villa megálmodójáról. A helyzet azóta annyiban változott, hogy ő már a felhők felettről csodálja a kilátást, a stégek eltűntek, de a tó ott hullámzik a kerítés alatt.

at the end there is the Lake Balaton, there is no road, no walk in front. You can get into the site through two gates, both towards the bigger and the smaller house, at least 4 cars can park on the 1021-square meter site. Above there is an old photo, of the person who found out this villa. The situation has changed a bit since then, namely he is already viewing the perfect panorama from above; the piers have disappeared, but the lake is still waving near the fence.

an dessen Ende der Balaton liegt. Ohne dazwischenliegende Straßen oder Spazierwege. Das Haus ist durch zwei Gartentore anzunähern, eines führt zum kleineren, das andere zum größeren Villateil. Auf dem 1021 m² großen Gelände gibt’s Parkplätze für mindestens 4 Autos. Und hier ist ein altes Photo über den Mann, der das Haus erträumt hat. Die Situation änderte sich seitdem, der Mann auf dem Photo bewundert die schöne Aussicht nur noch von oben. Die Stege wurden abgebaut, aber die Wellen des Balatons spielen trotzdem weiter unter dem hinteren Gartenzaun.

  A közvetlen szomszédság egy udvarias, tapintatos osztrák házaspár. A közvetett szomszédság is az értéknövelő tényezők közé tartozik!:-)) A villával szemben kellemes kis vendéglő található, isteni ízekkel, s rövid séta után kis abc. Jó itt lenni, felnőttnek, gyereknek, tanusíthatom!:-)

The direct neighbour is a gentle, delicate Austrian couple. The indirect neighborhood also belongs to the factors increasing the value of it!:-)) Opposite the villa, there is a fine restaurant, with fine taste; and after a small walk there is a shop. I can prove: it is good to be here for children and for adults!:-)

In der unmittelbaren Nachbarschaft lebt ein höfliches, feinsinniges österreichisches Ehepaar. Gute Nachbarn sind unbezahlbar und so gehören sie zu den wertsteigernden Faktoren!!:) Gegenüber der Villa ist eine gemütliche Gaststätte zu finden, wo himmlisch gute Speisen angeboten werden. Nach einem kurzen Spaziergang befindet sich ein kleiner Supermarkt. Ich kann nur bestätigen, dass es für alle, seien es Kinder oder Erwachsene, gut ist, hier zu leben, hier Urlaub zu machen!  CONTACT: Klikk!
